Landlords 'need' insurance

Landlords definitely need to take out some form of insurance to protect themselves against public liability damage to their property and its contents, one market expert claims.

Hazel Rees, account handler at insurance brokers Rawlins, says that home insurance is a possibility for landlords - but, if the insurer concerned is not aware that the property is being let, this could be problematic when it comes to making a claim.

"If the insurance company is not aware that the property is let out, that could cause some problems in the event of a claim… [Cover could be invalidated] depending on the circumstances," she revealed.

"If something happened, each case would be taken on its own merit, really; whether it was a deliberate misleading or just a case where they didn't realise."

"There's cover on the building itself, landlord's contents that are in there, and public liability. Those are the main [areas] that you need as a landlord. Then there's also extra cover that you can take out for legal expenses," she added.
